How switching works

Three phases from first call to fully managed. After the first one, it's all on us.

      Get in touch

      Tell us about your property, your current agent and what you're paying. We'll explain how the switch works for your tenancy.

    2. 02

      End your current agreement

      Give notice under your contract yourself, or we'll email your agent on your behalf with you copied in. Timing depends on their notice period.

      We collect everything

      We deal with your previous agent directly for the documents, certificates, keys and rent position, and chase until we have them.

    2. 04

      We sort the deposit

      Usually moved into TDS Custodial with fresh prescribed information. If you hold it yourself, it can often stay where it is.

    3. 05

      We audit your compliance

      Proof of ownership, certificates, alarms, deposit paperwork and licensing checked before we go live. Any gaps are flagged to you straight away.

  3. Phase 3

      We introduce ourselves to your tenant

      How to report repairs, our 24/7 emergency line and where to pay rent from now on. Their tenancy carries on as it is.

    2. 07

      Full management starts

      Rent collected into our CMP-protected client account and paid out within 3 working days of clearing. Everything tracked in MyHub.

Before you give notice

Three things worth checking in your current agent's contract. Not sure what yours says? Send it over and we'll go through it with you.

Notice period

Most agents require written notice. Check how much, and whether it runs to the end of a calendar month.

Termination or withdrawal fees

Some contracts charge a fee to leave. It's better to know about it before you give notice.

Ongoing commission clauses

Some agents charge a continuing fee for a tenant they found, even after you've moved on. Look for wording about introductions or renewals.

Does my tenant need to sign a new tenancy?

No. Your existing tenancy carries on as it is, with no new tenancy agreement or re-referencing. We take over the management, introduce ourselves to your tenant and give them the new rent payment details. You will sign up to our managed service terms, as with any agent.

Is there a fee to switch?

No. We don't charge anything to switch. Once you're live, you pay the flat £40 a month. Your current agent may have their own notice terms or exit fees, so it's worth checking your contract before you give notice.

How long does it take?

It mainly depends on your current agent's notice period. Once that's served, we move as quickly as the handover allows and keep you updated at every step.

Who tells my current agent?

Whichever you prefer. You can give notice yourself and let us know, or we can email your agent on your behalf with you copied in. Either way, we deal with them directly for the handover.

What happens to my tenant's deposit?

If your current agent holds it, we usually move it into TDS Custodial and serve fresh prescribed information on your tenant. If you hold the deposit yourself, it can often stay where it is. It remains protected throughout.

What if my current agent is slow to hand over?

We chase them directly, so you don't have to, and keep you updated. If they still don't cooperate, we'll advise you on next steps.

What if there are arrears or an open issue?

Let us know when you get in touch. We'll pick it up from the handover, including any outstanding maintenance or rent owed, and agree a plan with you.

I manage the property myself. Can I still switch?

Yes. The process is the same, just without a previous agent. You send us the documents, we run the compliance audit and introduce ourselves to your tenant.
