Rent collection

We collect rent into our CMP-protected client account and transfer it to you. You get paid without having to chase.

All tenant communications

We are the tenant's first point of contact. Routine queries, maintenance reports, notices: all handled by our team.

Maintenance coordination

Tenants report issues to us. We triage, instruct from our preferred contractor network (or yours), and keep you informed throughout.

Property inspections

Up to one in-person and three virtual inspections a year, carried out when you request them (fair usage applies), with a written report each time.

Compliance management

We proactively chase gas safety, EICR and EPC renewals so you never miss a legal deadline. Certificates are stored in your account.

Legal notices

Section 8 notices, Section 13 rent increase notices, drafted and served on your behalf as part of the service.

Rent reviews on request

Just ask. We'll research the local market, advise on the right rent and manage the Section 13 process from start to finish.

End of tenancy

We manage notice and move-out, then handle the deposit return and any negotiations with your tenant and TDS. Checkout inspections are available as an add-on.

Deposit management

Protected in TDS Custodial. Disputes handled through our team, and we represent your interests throughout.

Out-of-hours emergencies?

We've got it covered.

Our 24/7 out-of-hours line means your tenants can always reach a real person, day or night. We remotely triage the issue and dispatch emergency contractors where necessary to protect life, prevent injury, or stop further damage to your property.

You won't get a voicemail. You won't get a "call back on Monday". You get a team that acts.

24/7 live answering

Real people, not voicemail, every hour of every day

Emergency contractor dispatch

We instruct vetted contractors when life or property is at risk

Remote triage first

We assess the situation before dispatching, so no unnecessary callout costs

How do we compare?

Traditional agents take a percentage of your rent every month, then charge extra for notices, lock you into contracts and mark up contractor invoices. We charge a flat £40 a month with the essentials included.

Frequently asked questions

Still have questions? Call 0333 049 6755 or email [email protected].

What isn't included in the £40/month?

Your monthly fee covers the full day-to-day management of your tenancy. A small processing fee applies on maintenance works. Beyond that, a range of additional services are available when you need them, from re-letting and check-in or checkout inspections to key holding and ad-hoc visits. Everything is priced transparently and we’ll walk you through it before you sign up.

Is there a minimum contract?

No. There is no minimum contract period. We bill in advance, and if you cancel, your service runs to the end of the period paid. No exit fees or lengthy notice periods either, just let us know a business day before your next charge date.

What happens when a tenant leaves?

We manage notice and move-out, the deposit return and any deposit negotiations as part of the service. A checkout inspection is available as an add-on, and re-letting the property is a separate charge, the same Tenant Find fee as any new landlord.

Do you mark up contractor costs?

No. We do not add a percentage to contractor invoices. There is a small banded, but fixed, processing fee that covers payment administration only. It is not a commission on the contractor's work.

Do you offer discounts for portfolio landlords?

Yes. If you have multiple properties with us, we offer discounted management fees. Get in touch and we'll put together a price for your portfolio.

Can I use my own contractors?

Yes. We have a preferred contractor network, but if you have a trusted contractor you prefer to use, we can work with them for non-emergency works.

What does the 24/7 line actually cover?

Our out-of-hours line handles genuine emergencies: situations where life, health or the property itself is at risk. We remotely triage the issue first and only dispatch contractors when necessary. It is not a general helpline for non-urgent queries.

I live abroad. Can you still manage my property?

Yes. We manage Non-Resident Landlord obligations including HMRC withholding and quarterly returns as part of the managed service. No additional charge.
